Morning, humpers

Former director's golf outing today and tomorrow. Get paid to swing clubs, drink beer, and smoke cigars. If the weather cooperates, it's like a little slice of heaven

Good Wednesday Afternoon to All! No rain yet, it's a nice mild day so far. Breakfast, range time and lunch all done. Relaxing with a cup of coffee.

At my old job, we annually sponsored the refreshment cart (…beer, soda, juice, water and chips…) at two, up to 4 industry-related golf tournaments. It was my “job” to buy everything (…paid for by the company of course…), load up the coolers and drive around the course giving away said refreshments. It was a great “job” to see my customers in a different setting, let them take whatever they wanted, drink beer (…or whatever I felt like drinking…) and smoke 2-3 cigars.

After the tournaments I’d usually drive to HOnizuka’s house and drop off a case or two of unused beer. Same thing when I got home, I’d give my neighbors some leftover beers then, when I went to work on Monday, I’d tell my boss that it was a hot day at the course and there were some thirsty players…hence the small amount of leftovers. jester

Own the lot. Developer still controls the HOA.

The state doesn't vote on that until November!

Not impressed with the HOA here. In Temecula our common areas/neighborhood areas/sports parks were immaculate.

This is a smaller community, with lower fees, but good grief... some yards look like ass and the common areas in some areas look worse. Lotsa weeds and stuff. And the HOA is not run by the developer.

Work. Rain. Work. Rain.

Mow plants. Grow. Plants. Mow plants. Grow plants.

Thunderstorms at the moment.

That's the report from Hivelyland.

Over and out.

Some houses, yeah. The majority are owners in this neighborhood, for now.

Tree cutter secured for two weeks from today.

Next is locking down the landscaper.

Crown placed in my face successfully.

Mom has PT and OT tomorrow. Taking her back north in the aftermath.

Work blah, other than got to drive a Cyber Truck. It's like a really, really nice Honda Element. And uglier.

Uglier than the Element? Get right outa town! Angel

Coffeed up. Dog walk soon.

Might need to lay off the gym for a bit. Right elbow has been sore on the inside (golfer's elbow and I don't even golf!). Right pec tendon sore where it connects to the shoulder. Maybe I'll just do cardio and deadlifts for a couple weeks. Prolly need the rest.

Most of the time that's the issue. Renters don't take pride in the homes they just live there. They view (and I've heard them say it!) lawncare a chore and the owner should take care of it. In some cases it could be Section Housing or Govt. assisted housing. Those are the worst. Giving homes at a discount to people that could NEVER afford to live there and will NEVER take care of the property. G00gl3 that and you'll find Florida is rife with the problem and its hard to eradicate.

Hell yeah! You'll find the small course more valuable (and rewarding!) than a driving range!

Yo Thursday folks.

MACS, Doesn't your HOA control the looks of the rental properties? I'm not a fan of HOA in general but mine would fine the owners quickly if they don't keep weeds and things cleaned up.

Apparently the HOA was recently taken over from the builders and they are working on improving things. Lennar is the builder and they've been paying to fix things that they screwed up. A sidewalk here and there, a few of the roads have been redone. Maybe the landscaping will take some time.

One of my older neighbors goes to the meetings. He said a lot of folks have been complaining, so it either gets fixed or we all stop paying them.

They build in CA, too... so I'd bet, like DR Horton, they're nationwide.

Pace yourself. Don't ruin your weekend. Beer

So far I don’t mind the HOA. The community is designed to be resort-style. They maintain all common areas, yards, flower beds, even irrigation. If i find a broken sprinkler head, I submit a ticket.

^ shooting 90 in 18 holes isn’t bad at all.

I rarely hit at the driving range I feel I get much better practice playing golf when time allows. Been playing for years still not great but have shot in the 80s sone

My neighborhood only allows one annual lease for one full year or longer. If renter breaks the lease, owner cannot re-lease until that year is over. No turnover. Owner must be responsible for the lawn and upkeep every month. Board must approve tenant and lease documents. No Air B&B's allowed. ARB is strict, but our neighborhood's values are much higher than the same neighborhood/models in the three other neighborhoods our developer built surrounding ours. I am in charge of the common grounds/maintenance/lawn outside our neighborhood/landscaping/gate/brick wall/etc.

I got two of them!

I’ve learned a lot in my total of five days playing golf.

1. You will never get par with a 5-putt effort. Gonna need some work there.
2. Avoid sand traps.

Drive for show, putt for dough.

I'd much rather hit out of a sand trap than the rough or taking the penalty for a water hazard. I find opening the stance...digging the toes in like a batter in the box...and follow all the way through with the stroke. Practice makes perfect.

TW was our CROS historian.

All I really remember about CROS is that he was a quadruple amputee.
